Basement costs – £££
The cost of a London basement project can vary wildly and will depend on many factors. Things that will make an impact vary from the local councils fee’s for suspending parking bays and licensing to put skips and materials on high ways, other more obvious factors such as the design finished ceiling height and the construction of the existing property.
What we can do is offer these guide lines to help you gain a better understanding of basement costs prior to beginning a design phase and encountering charges for architects plans etc.

Architects fee’s for basement planning design including a structural engineers report/design
Cost – £4000 – £7000
Party wall awards are generally £750 – £900 per side per award.
Structural excavation – The dig out!
Structural excavation of an 40m2 basement with 2.5m finished ceiling height, one light well, all required basement waterproofing by Delta Membrane Systems including the pump systems required to keep the basement dry.
Cost £100,000 – £140,0000
Structural excavation of an 80m2 basement with 2.8m finished ceiling height, one light well to the front elevation of the property and one light well to the rear elevation, all required waterproofing by Delta Membrane Systems including the pump systems required to keep the new basement dry.
Cost £170,000 – £230,000
Structural excavation of an 120m2 basement with 3.0m finished ceiling height, one light well to the front elevation of the property and one light well to the rear elevation, all required waterproofing by Delta Membrane Systems including the pump systems required to keep the new basement dry.
Cost £240,000 – £300,000
The fit out.
Fit out cost for basement start with a basic fit out, which is generally what will be required to make the new basement habitable and will generally consist of the following itmes.
Insulated screed covered floor
Soft wood staircase
Insulated perimeter wall linings, internal partitions and ceilings
These costs lie around the £800m2 mark.
Fit out costs increase with bespoke item of joinery, designer staircase’s, walk on glass or glass detailing such as balustrading or walls etc. adding wine rooms, wet rooms, swimming pools, gyms etc.
